    // WE LIKE TO KEEP IT SIMPLEIn terms of support, it's often difficult for our clients to decide what amount of weekly support suits them.I like to keep it simple, I ask them what weekly or monthly budget they have in mind, once they have that figure, we can work out what hours of support we can offer.This method initially works well, but more often than not, once we get started with a client, they soon get a feel for offloading tasks - and that's what we're here for.Our pricing structure is simple:- Bronze package - for one off projects- Silver package - for 1-2 hours support per week (This is typically the least fav by both my opinion and the clients). Unless you only have 1 or 2 tasks to focus on, the time literally disappears and unless you carry out repetitive tasks it is unlikely, we would gain a good understanding of the business- Rose Gold package - for 3-9 hours support per week- Gold package - for 10+ hours support per weekWhat would you like to hand over?

    // ONE, TWO MISS A FEW...The mailbox of nightmares!Does this sound like you?- Avoid the emails at all costs- It's out of control- Can't find anything- UnorganisedDid you know we've worked with many clients who have mailbox support - this is how they feel now:- Happy to click open the mailbox- Manageable and in control- System in place- Emails are located quickly- Folder system is on fire- Tidy inbox is a tidy mindHere's the process we use within Outlook:- Create folders- Subfolders if required- Move multiple items of the same topic by using the search box, highlight and move the lot- Use categories for splitting up your inbox with things that still need to be dealt with. It can be as simple or as complex as suits you. With one of my clients, we just use two category tabs, one for the client and one for me - I check his mailbox every day and assign to either him or me and it works a treatDoes your mailbox need a good old tidy up - we would love to tackle it for you, get in touch to discuss a plan of attack.

    // IS IT PROPERTY WEAR AND TEAR OR TENANT DAMAGE?First of all wear and tear does not apply to the cleanliness of the property, it applies to the condition of it.Of course when a tenant vacates the property, it is expected that they leave the property in the same standard they started the tenancy. But what about deterioration, what is acceptable deterioration?The type of tenant also plays a part - from the student tenants, to the profesional couples and how they will generally live in the property.What about the age and the qualitiy of the items you have in the properties - what is the expected life of it? This can impact your wear and tear of repairs and maintenance turnarounds.Inventory move in's and move out's are essential for yourself and the tenant to cross check exactly what things were like when they moved in to what the property is like on moving out. It will be valuable for any potential decisions, discussions and claims.My top tip on inventories is - don't just use a form / pen or paper, take photos and videos for evidence. You'll kick yourself for not when you need them the most!You should also ensure you carry out your inspections to avoid any surprises and to check up on the property.
